ALTERNATIVES TO FORECLOSURE

I'M BEHIND ON MY MORTGAGE PAYMENT, WHAT DO I DO?

With 78% of full-time workers living paycheck to pay check, just a few days of missed work can cause you to be late on your mortgage payment or miss it all together. If your already behind a payment or two, the situation can quickly become drastic.

Reach out to your lender immediately-ideally, before they reach out to you. This shows you're proactively looking for solutions, instead of trying to dodge your obligations. Be prepared to explain your circumstances, what you are doing about them, and what you need from your lender.

Don't let your pride get in the way of asking for what you need. While it's normal to feel embarrassed, remember your lender fields thousands of calls like yours. They won't judge, scold or dismiss you; their job is to keep you in you home if it's possible.

Starting early is they key before you fall too far behind on your payments. Click on the link to get a free packet that can give you alternatives to foreclosure and the negative consequences of a foreclosure.

However I don't recommend you wait until you have a pending auction date, at that point you are vulnerable to investors that will pay 65% to 70% of the market value. I recommend you put your property on the market atleast 60 days before a pending sale date. I can help you with those timelines.

Again I am your last option if your denied a loan modification to preserve your equity and convert into cash, as soon as possible. The bank once they foreclose they don't give you the difference of your mortgage balance and the market value of your property. They keep ALL THE PROFIT...
